Best Seats at Kaseya Center

Kaseya Center uses a traditional NBA bowl layout with lower level (100s), suite level (200s), and upper level (300s). The Heat bench is in front of section 108; the visitor’s bench is in front of section 110.

The Sweet Spot: Lower Level Center Court (Sections 106-107, 118-119): Sections 106-107 and 118-119 are the best seats in the house—center court, close to the floor, perfect sightlines, and right where the action happens. Section 107 is directly behind the Heat bench, and section 119 is across from it, giving you unobstructed views of both benches and the scorer’s table.

Seat numbers run 1-20 in most sections, with seat 20 being closest to the next higher-numbered section. So in section 118, seat 20 is next to section 119, making it one of the best center court seats.

Pricing runs $200-$700+ depending on opponent and row. Lakers, Celtics, Knicks, or playoff games hit the high end; weekday games against rebuilding teams go cheaper. These are premium seats, so expect to pay accordingly.

Best Value: Lower Bowl Baseline (Sections 101to 104, 113 to 116): Lower bowl baseline sections offer close proximity at more reasonable prices than center court. Sections 102 and 104 specifically get good reviews from Heat fans for balancing price and view. You’re close enough to feel the energy, but behind-the-basket angles mean you’ll miss some detail at the far end.

Pricing runs $80-$200 depending on opponent. The catch: some seats in sections 102 and 104 can have slightly obstructed sightlines due to basket stanchions or camera positions. Check seat views before buying if possible.

Budget Play: Upper Level Center Court (Sections 307 to 310, 320 to 323): Upper level center court sections offer elevated views of the entire court at budget-friendly prices. Section 307 specifically is noted as above-average for Heat games. You’re high up, but the steep rake means sightlines are still solid.

Tickets often go for $30-$80 depending on opponent. This is where smart fans sit when they want to watch the game without breaking the bank. I sat in 308 for a regular-season game once, and honestly, the view was better than I expected—you see plays develop and can track defensive rotations that you miss from lower bowl angles.

Amerant Lounge & Floor Seats (Premium Lower Bowl): Amerant Lounge & Floor Seats offer unmatched exclusivity with club access, in-seat wait service, and first-class amenities. These are the premium lower bowl seats with all the perks—padded seating, private lounges, and white-glove service.

Pricing runs $300-$1,000+ per seat depending on opponent. You’re paying for more than just the view—you’re getting the full VIP experience.

What to Avoid: Deep Upper Corners

Upper level corner sections (sections 301 to 306, 314 to 319, 324 to 328) are too far from center court with awkward angles. You’re watching from a distance at a diagonal. Only sit here if tickets are dirt cheap or you’re just trying to be in the building for a playoff atmosphere.

Premium Seating

Kaseya Center offers luxury suites, club seats, and exclusive lounges including the members-only Bacardi Ocho Lounge.

Amerant Lounge & South Lounge

Two exclusive premium lounges located at center court on the event level beneath the bowl seating. Amerant Lounge featuring Grey Goose is on the north side, and South Lounge featuring Patrón is on the south side.

Both lounges have private entrances from the P2 Garage and street-level Premium Entrances (Gate 4), private restrooms, full-service bars, à la carte menus, and chef’s tables available during games and select events. Food and beverage are not included—you pay as you go.

These lounges offer a sleek, spacious retreat with elevated dining and all-inclusive comfort (you pay for what you order, but the quality is way better than standard concessions). Access typically comes with Premium Lounge Junior Seats or certain club-level tickets.

Courtside Club

The Courtside Club is a chic, intimate lounge just steps from the hardwood featuring gourmet fare, vibrant mixology, inspired design, and impeccable service. This is the ultimate VIP nightlife-style experience with hand-crafted cocktails, upscale cuisine, and table-side bottle service featuring premium and ultra-premium spirits and champagne.

Courtside Club Upgraded Access Pass includes:

  • All-night access (come and go as you please)
  • 1 hour of passed hors d’oeuvres starting at doors open
  • 2 complimentary cocktails

Note: You need a valid event ticket to access the Courtside Club, and passes are purchased separately. This is perfect for fans who want a high-end, nightclub-style pregame and halftime experience without renting a full suite

Bacardi Ocho Lounge (Members Only): The Bacardi Ocho Lounge on the 200-suite level is the venue’s premier spot to sip, dine, and socialize with Miami nightlife-inspired fare and feel. Access requires membership—season-long or individual-event passes available through the Heat app.

This is one of those hidden gems most casual fans don’t know about. If you’re a season ticket holder or can swing individual-event access, the lounge is a game-changer for pregame and halftime experiences.

Private Suites (12-20 Guests)

Private suites accommodate 12-20 guests with indoor lounge seating, outdoor balcony seats, HDTVs, private restrooms, and catering options. Pricing for Heat games runs $3,000-$10,000 depending on opponent, suite size, and location.

Big matchups (Lakers, Celtics, playoffs) hit $8,000-$10,000; regular-season games against lesser opponents run $3,000-$5,000. Suite prices don’t include catering, which is additional.

Who it’s for: Corporate entertainment, special occasions, or groups of 10-15 splitting costs. Suites come with club access and VIP parking.

Individual Suite Tickets (Shared Suites): If you don’t want to rent a whole suite, you can buy individual suite tickets for $375-$1,000 per person. You’re sharing a suite with others, but you get all the amenities—premium food and drink, lounge seating, and great views.

This is the move if you want suite experience without dropping $6,000+ for a private rental. Pricing is similar to club seats from the same sections.

Concert/Event Suites: For concerts and major events, suite pricing runs $3,000-$16,000 depending on performer popularity and suite location. Big-name artists (Beyoncé, Bad Bunny, Taylor Swift) hit the high end; lesser events are more reasonable.

Tickets To Miami Heat Games

Get your Miami Heat Tickets Here! Through our partnership with Vivid Seats you can get tickets to Miami Heat games, concerts, shows or any event at the Kaseya Center

Official Website: The most reliable source is the official website of the Miami Heat or the Kaseya Center. Both platforms often provide direct access to ticket sales, allowing you to choose specific seats and purchase tickets securely.

Kaseya Center Bag Policy

Bag Policy: Kaseya Center enforces a small bag policy—bags must be 10″ x 6″ x 2″ or smaller. This includes purses, fanny packs, and clear bags. Medical and infant bags are permitted but subject to X-ray screening. If your bag is too big, rentable Binbox lockers are available on the South Plaza for $10+, open one hour before doors until one hour post-event. Best move: don’t bring a bag at all if you can avoid it—security lines move way faster.

3 Other Policies You Need to Know

No Re-Entry
Once you leave Kaseya Center, you can’t get back in with the same ticket. There’s no in-and-out privilege, so plan accordingly—eat before, grab what you need from your car beforehand, or commit to staying inside for the duration.

Completely Smoke-Free (Including Vapes)
The arena is 100% smoke-free inside and out—that includes e-cigarettes, vapes, and any smoking products. The policy extends to balconies and all plazas surrounding the building, including the East Plaza. If you need to smoke or vape, you’ll have to leave the premises entirely, and remember: no re-entry.

Alcohol Sales Cut Off End of 3rd Quarter (Heat Games)
Alcohol is available to guests 21+ with valid ID, with a limit of two drinks per person per transaction. During Miami Heat home games, all alcohol sales stop at the end of the third quarter. Get your drinks early if you want them for the fourth quarter and overtime.

Getting To Kaseya Center

Kaseya Center sits right on Biscayne Boulevard on the bay, so you’ve got legit options whether you want to train it in, rideshare, or just bite the bullet and park in a garage. Transit works well if you’re staying downtown or in Brickell; driving makes more sense if you’re coming from the suburbs or rolling in with a group.

Metromover (Best Downtown/Brickell Option)

  • Free, elevated, driverless train looping through Downtown, Brickell, and the Omni area.
  • Closest stops for the arena are typically Bayfront Park or College/Bayside, both an easy walk to Kaseya Center.
  • Ideal if you’re staying at a downtown/Brickell hotel and don’t want to deal with parking or traffic.

Metrorail, Bus, and Trolley

  • Metrorail: Heavy rail that feeds into Government Center, where you can transfer to Metromover and ride in toward the arena. Good if you’re coming from areas like Dadeland, Coral Gables, or Hialeah.
  • Metrobus: Connects a ton of neighborhoods and ties into both Metrorail and Metromover; useful if you’re not near a rail station but still want to avoid driving into downtown.
  • Miami Trolley: Free city trolleys serving downtown, Brickell, and nearby corridors; slower than rail but great if one of the routes passes near your hotel or Airbnb.

Brightline (From Other Cities)

  • High-speed regional rail connecting Miami with Aventura, Fort Lauderdale, Boca Raton, West Palm Beach, and Orlando.
  • Drops you at MiamiCentral downtown; from there it’s a short walk or quick Metromover hop toward the arena.
  • Perfect if you’re doing a car-free trip or don’t want to mess with I‑95.

Parking at Kaseya Center

  • The arena is surrounded by garages and lots, including on-site and very close-by structures along Biscayne and the bayfront.
  • Event parking prices are typically on the higher side (think “big city NBA arena” pricing rather than budget-friendly neighborhood lot).
  • Buying parking in advance through the team/venue or a parking app is usually cheaper and way less stressful than rolling up and paying drive-up rates.
  • If you want a smoother exit, look for garages a few blocks away rather than the closest possible option—walk 5–10 minutes and you’ll usually beat a lot of the postgame gridlock.

Kaseya Center Insider Tips

Kaseya Center sits on Biscayne Boulevard in downtown Miami between Bayside Marketplace and the Financial District, with incredible waterfront views and access to some of the best food and nightlife in the city.

Food & Drink Inside Kaseya Center

Kaseya Center offers a wide variety of menu selections from some of Miami’s best restaurateurs and artisans. The Bacardi Ocho Lounge features Miami-inspired fare, but you need membership access.

Standard concessions include the usual stadium fare—hot dogs, nachos, burgers, chicken tenders. Pricing is typical NBA arena expensive—$8-$12 for food, $12-$16 for beer.

Better move: Eat before the game in Brickell or Bayside, then grab drinks inside. The food outside is way better and not much more expensive than arena prices.

Bacardi Ocho Lounge Day Passes

Here’s one most people don’t know: You can buy individual-event access passes to the Bacardi Ocho Lounge even if you’re not a season ticket holder. Most fans assume it’s members-only year-round, but the Heat offer single-game passes through the app or by contacting the membership team at BMyles@HEAT.com.

The lounge is Miami nightlife-inspired with premium food, craft cocktails, and a vibe way better than standard concessions. If you’re going to a big game (playoffs, Lakers, Celtics), splurging on lounge access is worth it for the pregame and halftime experience. You can make reservations once you have access.

Random Kaseya Center Stuff

Miami fans show up late. It’s a running joke that the lower bowl is empty until the second quarter because everyone is stuck in traffic or finishing dinner. Don’t judge the atmosphere by the first few minutes—once the building fills up, it gets loud.

Bay Views: Kaseya Center has incredible waterfront views from the east side concourses. Get there when doors open (90 minutes before tip-off), grab a drink, and walk the concourse facing Biscayne Bay. The sunset views over the water with the Miami skyline lit up are legitimately stunning—way better than most NBA arenas. It’s one of those little perks of the location that most fans rushing to their seats miss entirely.

“Seven Nation Army” chant. Heat fans belt out the White Stripes anthem during big moments. It’s contagious.

Waterfront walk after the game. Walk along Biscayne Bay toward Bayfront Park after wins. The energy is electric, and the downtown skyline at night is beautiful.

Check the weather. Miami is hot and humid year-round, but rain can come out of nowhere. If you’re walking from Brickell or Bayside, bring an umbrella or plan for quick Uber access. Here is the Miami Forecast from the NWS.

Restaurants & Bars Near Kaseya Center

The arena sits right on Biscayne Bay, wedged between Bayside Marketplace and downtown, with Brickell and Wynwood a short ride away. It’s one of those setups where you can do a proper Miami night—cocktails on the water, real-deal Latin food, then walk or rideshare a few minutes and be in your seat for tip-off. The key is deciding if you want “walkable and easy” (Bayside/downtown) or “worth a quick Uber” (Brickell/Wynwood).

Walkable Eats & Drinks (5–10 minutes)

  • Bayside Marketplace spots – Bayside is touristy, but it’s unbeatable for convenience: waterfront views, live music on busy nights, and a ton of options in one place. Think Cuban sandwiches, seafood, frozen daiquiris, and buckets of beer—perfect for groups that want something easy and don’t want to overthink it.
  • Black Market Miami (downtown sports bar vibe) – Classic pregame play: big TVs, Miami sports memorabilia, strong drinks, and bar food that actually hits the spot. Good for catching earlier games before you walk over.
  • The Corner (late-night cocktail bar) – More of a locals’ spot: creative cocktails, a little bit gritty in a good way, and a crowd that feels very “downtown Miami” rather than tourist strip. Great if you’re staying nearby and want a post-game drink that isn’t a chain.

Brickell & Beyond (Uber/Metromover, 10–15 minutes)

  • Brickell rooftop/bar scene – If you’ve got time, Brickell is where you go to feel like you’re in the glossy version of Miami: rooftop bars, DJ sets, and people who dressed up for happy hour like it’s a club night. Grab a nicer dinner here (sushi, steak, or modern Latin) and then hop a quick ride or Metromover downtown for the game.
  • Wynwood breweries & bars – More laid-back and artsy: murals, craft beer, and casual food. Great for an afternoon game—hit a brewery or two, then head to the arena as the sun goes down.

Hotels Near The Kaseya Center

Downtown Miami puts you right in the mix—walking distance to the arena, Bayside Marketplace, Brickell bars and restaurants, and the Metromover if you want to explore without a car. Brickell is your move if you want a more polished, nightlife-heavy scene with rooftop pools and see-and-be-seen vibes, still only a quick rideshare or Metromover trip to the arena. Either way, you’re close enough to skip traffic and make it a full night out rather than just a game.

Hyatt Regency Miami – Reliable downtown stay with spacious rooms and straightforward access to Kaseya Center. Solid choice if you want a name-brand hotel without overthinking it.

citizenM Miami Worldcenter – Compact, tech-forward rooms with a cool lobby vibe and central location. Great for solo travelers or couples who don’t need a ton of space but want style and convenience.
